I can’t tell you how often I hear that one.

You’ve got Zillow, Redfin, and Realtor.com. You’re finding homes, booking showings, even hitting up open houses on weekends. So what’s the point of having an agent if you’re already doing all the legwork?

Well, you’re absolutely right about one thing — buyers today are smarter than ever. But the search part? That’s only the first 10%.

The other 90% — the negotiating, inspections, legal contracts, and risk management — that’s where deals are won (or lost), and where mistakes get expensive.

A quick story.

Now, I’d just sold a home two streets over. I already knew that area had stormwater drainage issues, a tricky HOA, and a planned road widening on Providence Road that would soon affect traffic.

Those are details you’ll never see on Zillow — but they matter a lot when you’re buying a high-end home.

We did. And we won.

The sellers later told me they picked our offer over two all-cash buyers because it was clean, well-prepared, and easy to close.

That $40,000 my clients didn’t overspend?
That’s what real representation looks like.

Once your offer’s accepted, that’s when the real work begins.
